Job Description

Overview: The Safety & Maintenance Officer is responsible for oversight of all aspects of the CCS 
building, grounds and equipment which includes routine repairs and replacement, preventive maintenance 
scheduling, fire safety, and security for the building and oversight of the CCS vans in regards to routine 
maintenance. This position is responsible for safety and accessibility inspections for individuals in shared 
living provider situations.  
The Safety and Maintenance Officer is required to prioritize safety and preventative maintenance and 
comprehensive knowledge of OSHA and ADA regulations. 
Educational Requirements:  High School Diploma or equivalent degree. 
Essential Job Functions: 
Preventive Maintenance: 
 Perform routine inspections of all property and buildings. 
 Develop and prioritize repair schedule. 
 Maintain accurate log of all repairs made, contractors, costs, etc. and relay the information to our 
business office 
 Ensure inspections are done on a timely manner with equipment such as air compressor, 
sprinklers, fire extinguishers, boiler, etc 
 Develop professional business relations with local contractors and collect liability insurance as 
needed 
Routine Maintenance: 
 Perform routine inspections of all property and buildings. 
 Replace light bulbs, etc. as needed. 
 Respond to staff requests in a timely manner. 
 Perform minor electrical, furnace & building repairs, as qualified. 
 Perform repairs, as qualified. 
 Complete seasonal lawn mowing, salting, sanding, shoveling and accessibility issues. 
 Perform janitorial duties as needed 
 Purchase equipment, janitorial and other supplies as needed 
 Purchase and post signage as needed 
Agency-Owned Vehicle Maintenance: 
 Coordinate annual state inspections and insurance  
 Coordinate all necessary repairs. 
 Perform minor repairs to vehicles, as qualified. 
 Change cabin air filter annually 
 Purchase of tires, batteries, filters, windshield wipers 
 Coordinate monthly with team to have vans cleaned and for rollers to be lubed 
 Keep records of all expenses and send expense slips to the business office 
 Work with team to purchase vehicles as necessary 
 Coordinate with Mobility Works for accessibility issues 
Health & Safety Duties: 
 Schedule and conduct safety fire drills as required by State law 
 Maintain fire extinguishers (at least monthly). 
 Annual training of staff on fire extinguisher usage 
 Oversee compliance with the Americans with Disabilities Act for access, egress, etc. 
 Oversee operation and licensing of elevator. 
 First point of contact for building alarm system 
 Inputting new staff into alarm system and training staff on how to use  
 Monthly lead inspection 
Home Inspections  
 Perform annual and 5 year safety and accessibility home inspections 
 Update all documentation in the State of Vermont Housing Portal 
 Coordinate inspections with SLP, SC and contractor.  
Other Duties: 
o Adheres to all policies outlined in CCS’ Personnel Policy Manual. 
o Adheres to all aspects of CCS’ Compliance Program. 
o Relocate office furniture and provide minor office maintenance as needed. 
o Maintain safety data sheets in compliance with OSHA standards  
o Keeps track of keys to building, gives keys to new staff, makes keys as needed 
o Coordinate with the Town as needed i.e. fire alarm, construction, etc 
o Coordinate with Sun Ray for surveillance camera maintenance as needed 
o Liaise with Executive Director & Director of Operations for approvals, authorized spending, etc. 
Physical Demands 
Ascending or descending ladders, stairs, scaffolding, ramps, and the like. Moving self in different 
positions to accomplish tasks in various environments including tight and confined spaces. Adjusting 
or moving objects up to 50 pounds in all directions. Operating machinery and/or power tools. 
Operating motor vehicles or heavy equipment. Communicating with others to exchange information. 
Ability to withstand outdoor elements such as precipitation, wind and low and high temperatures. 
Access to Information: 
In accordance with all HIPAA requirements, the Safety & Maintenance Officer has authorized access 
to the following documentation/ records: 
 All business and financial-related information as necessary for the performance of duties. 
 Physical access to all records rooms for performance of security duties only.
