Job Description:

GENERAL STATEMENT OF DUTIES:

The basic purpose of this position is to install, maintain and repair heating, ventilation, air conditioning and refrigeration equipment which includes controls and related fixtures Maintain and repair HVAC and refrigeration equipment; diagnose and check equipment for malfunctions, and performs other related duties as assigned.

Job responsibilities include, but are not limited to:

+ Installs heating, ventilating, air conditioning and refrigeration equipment, including controls and related fixtures;

+ Cuts and threads pipe; solders and/or brazes joints; mounts compressors and condenser units; connects motors, compressors, temperature controls, humidity controls and circulating ventilation fans to electrical power sources.

+ Checks equipment for malfunctions by observing gauges and monitoring other indicators; uses testing equipment such as voltmeters, ohmmeters, and amprobes.

+ Maintains, rebuilds and repairs equipment by replacing worn or defective parts such as switches, fuses, thermostats and electrical wiring. Pumps specified gas or fluids into systems; adds necessary liquids; lubricates motors and bearings; and changes filters.

+ Calculates heat loads for new installations and renovations; monitors, analyzes and treats both open and closed water systems, such as cooling towers, by adding algaecides to prevent the spread of airborne bacteria. Performs related work such as making and assembling metal ducts and chassis parts for heating, air conditioning and refrigeration systems; drilling holes for mounting brackets; screwing, boring, riveting and welding parts to fabricate and assemble structural and functional components such as motors, controls, switches and gauges; and installing shells and cabinets for systems.

+ Based on assignment, may operate motor vehicles including light vehicles and trucks and/or snow and ice control equipment in connection with assigned unit activities;

+ Reports hazardous and unusual situations to the appropriate authority;

+ May reset electrical circuits and perform other work not requiring a license or other certification;

+ Uses Computerized Maintenance Management System (CMMS) to generate work requests and to record maintenance practices;

+ Performs other related duties as assigned.

Requirements:

+ Skill in using small hand tools such as hammers, screwdrivers, wrenches, etc.

+ Skill in using hand-held power tools such a drills, saws, power hammers etc.

+ Skill in operating heating, refrigeration, ventilating, air conditioning machinery and related equipment.

+ Ability to work in a team setting;

+ Ability to lift and carry heavy objects;

+ Ability to stand for prolonged periods of time;

+ Ability to climb and work from ladders, roofs and scaffolds;

+ Manual dexterity and physical stamina and endurance

+ Applicants must have at least one year of full-time, or equivalent part- time technical experience in the installation, maintenance and repair of heating, refrigeration, ventilating and air conditioning systems, or (B) any equivalent combination of the required experience and the substitutions below.

Substitutions:

A certificate or diploma from a recognized institution above the high school level, as evidence of completion of a two year program in refrigeration and heating, may be substituted for the required experience.*

*Education toward such a certificate or diploma will be prorated on the basis of the proportion of the requirements actually completed.

Applicants must possess a current and valid Massachusetts Refrigeration Technician’s License.

Applicants must possess a current and valid Class D or higher Motor Vehicle Operator’s License.

REQUIRED SKILLS, KNOWLEDGE AND APTITUDES:

+ Knowledge of the standard preventive maintenance procedures for heating, ventilation, refrigeration, air conditioning systems and related electrical systems.

+ Knowledge of electrical and electronic HVAC control systems.

+ Knowledge of the use of electrical test equipment such as voltmeters, amprobes, etc.

+ Knowledge of the methods for lubricating machinery and equipment.

+ Knowledge of the methods for care and maintenance of small hand and power tools.

+ Knowledge of the types and uses of small hand tools such as pliers and screwdrivers.

+ Knowledge of safety practices and procedures followed in the installation, maintenance and repair of heating, ventilation, refrigeration, air conditioning and electrical systems.

+ Knowledge of the terminology, coding, symbols and standard abbreviations used in the installation, maintenance and repair of heating, ventilation, refrigeration, air conditioning and related electrical systems.

+ Knowledge of the methods and techniques followed in the installation, maintenance and repair of heating, refrigeration, ventilating, air conditioning and related electrical systems.

+ Knowledge of the methods and techniques of pipe threading.

+ Knowledge of the types and uses of equipment and materials used in heating, refrigeration, ventilating, air conditioning and related electrical systems.

+ Knowledge of and skill in using a wide variety of tools commonly used in the used in heating, refrigeration, ventilating, air conditioning and related electrical systems field;

+ Knowledge of a wide variety of precision measuring equipment and devices commonly used in the HVAC maintenance field;

+ Knowledge of electrical, electronic HVAC control systems.

+ Ability to understand and apply the policies, procedures, specifications, standards and guidelines governing assigned unit activities;

+ Ability to read and interpret such documents as work requests, operating manuals, specifications and blueprints
